A cleaner presentation is a reasonable goal

Before advertising a rental, an owner has a practical question: should exterior cleaning be part of getting it ready? WashWiki's advice is to assess the property's condition and presentation, then decide what needs cleaning, repair, or both. A washing invoice is not evidence that the rent should increase.

In this research review, we did not find a controlled comparison of pressure-washed and unwashed rental properties. The evidence below concerns broader maintenance and people's perceptions.

What 32 Milwaukee property professionals said

A 2026 conference paper by Jarrett Reiter, Xin Luo and Yong Bai surveyed 32 Milwaukee building owners, property managers and real estate professionals representing residential and commercial properties. Twenty-five respondents—about 78%—said outward appearance affects the rent charged.

That is a small, exploratory survey of professional opinions, not a measurement of tenants choosing between clean and dirty rentals. The authors also explain that maintenance expenses may be passed through to tenants. A relationship with rent could therefore reflect costs as well as appeal.

The study does not isolate pressure washing, establish a cleaning-related rent premium, or show how quickly a property rents. Its single-city findings should not be treated as a prediction for every market.

Maintenance research is broader than washing

A study by Qiong Peng, Grace Zhao and Xinyue Ye, published April 9, 2025, reports significant relationships between indoor and outdoor maintenance condition and multifamily rents. It combined measures of building condition with statistical and machine-learning analysis.

WashWiki reviewed the public abstract only; the full article was behind a paywall. The abstract does not provide a percentage that can be applied to exterior cleaning, and it does not identify a pressure-washing-specific result. This supports considering overall maintenance while leaving the financial effect of a washing job unanswered.

Dirty entrances can affect business impressions

For commercial properties, a 2021 online Harris Poll survey of more than 2,000 U.S. adults offers a different perspective. Cintas commissioned the survey and reported that 57% associated dirty entryways with a negative impression of a business. Dirty windows or exterior glass and poorly maintained parking lots each drew that response from 51%.

Those figures describe reported impressions. They do not measure lost sales, rejected leases, or rental conversion. The sponsor sells facility services, which readers should know when weighing the release. It is also a 2021 survey, not a current snapshot of prospective tenants.

Commercial pressure washing: plan the approach to the property

WashWiki's practical advice for commercial rental owners is to walk the route a prospective tenant or customer would take. Note the entrance, shared walkways and visible façade. Separate areas needing cleaning from damaged areas needing another trade.

When requesting commercial pressure washing, identify which areas belong to your unit and which are shared. Discuss access, business hours and coordination with other occupants so the written scope reflects how the property is used.

Residential pressure washing: prepare a rental home

For a rental house, our advice is to inspect the driveway, approach and exterior walls before taking listing photographs. Make separate cleaning and repair lists, and agree on access arrangements with any current occupants.

Residential pressure washing is a service category, not a single treatment for every material. Ask the provider to identify surfaces, coatings and manufacturer care requirements. A siding wash and a concrete driveway cleaning may need different methods.

Document the work and the limits

As WashWiki editorial advice, we suggest taking dated photographs before requesting bids. Use a written scope that names the areas to be cleaned, access arrangements and exclusions. Ask how the provider will handle surface-specific requirements and explain any marks that may remain.

After the work, photograph the same areas from similar positions and lighting. Keep those images with the scope and invoice. Use accurate, current listing photographs, and keep a separate repair list for concerns that cleaning did not resolve. This creates a clearer property record without pretending that photographs prove a financial return.

Track inquiries without claiming cause and effect

If you want to learn from your own property, record the cleaning date alongside inquiries, showings and applications. Also note rent changes, advertising changes, vacancies and other repairs. Keep the counting method consistent.

An improvement afterward is worth observing, but it cannot establish that washing caused it. Price, season, competition and listing quality may have changed too. Use the record to ask better questions and plan maintenance, rather than turning one property's experience into a guaranteed result for everyone.
