Work from your neighborhood’s actual requirements
Nocatee is a master-planned community with individual neighborhood associations. Maintenance procedures, contacts and architectural documents are not something to guess from a nearby neighborhood’s experience. If you have received a notice, send the relevant wording and requested timing with your estimate request. Keep account numbers or other private association information out of your message.
We can describe the proposed cleaning work so you have a clear scope to discuss with your association. Your association remains the source for its own requirements and any approval process. Do not assume that a particular cleaning service is automatically approved, or that scheduling a visit by itself resolves a notice. Confirm what documentation your neighborhood expects.
New construction calls for careful identification
On a recently built home, roof age alone does not tell the whole story. Keep the builder’s handover information, roofing product details and warranty paperwork handy. If marks appeared soon after installation, contact the builder or roofing contractor before deciding they are ordinary algae. Construction residue, material variation and a roof defect may need a different response.
For an appropriate cleaning project, we use the available product information to help plan treatment. Tell us about recent repairs, solar equipment, roof-mounted fixtures or finishes that need special handling. We do not promise that every method is compatible with every warranty. Identifying the actual roof system is more useful than relying on a broad claim about new roofs.
Florida warmth does not keep every roof dry
A sunny afternoon can make a roof look dry while shaded slopes, roof intersections and nearby vegetation create different conditions elsewhere. Warm, humid weather supports the staining homeowners often associate with algae. That is why a dark patch may become noticeable on one section before the rest of the roof looks affected.
A ground-level photo of each side is useful when you ask for a quote. Note whether staining developed slowly, whether it follows a particular slope, and whether trees have grown closer since the home was built. Those observations help us understand the cleaning need without asking you to walk on the roof or diagnose the material yourself.
Soft washing for a roof, not a hardscape
Roof cleaning should be planned differently from driveway washing. Our approach uses gentle application and a treatment suited to the roof rather than aggressive pressure across shingles. We look at the accessible surfaces, roof condition and manufacturer guidance when defining the job. If repairs are needed, cleaning is not a substitute for that work.
Before committing to an appointment, ask what is included, how nearby surfaces will be protected and how the completed work will be reviewed. A useful estimate makes those questions easier to answer. It also identifies any separate services, such as a house wash or gutter cleaning, so you can make a deliberate choice instead of assuming they are bundled.
Protect the landscaping you are still establishing
New landscaping deserves attention during exterior maintenance. Small shrubs, recently laid planting beds and movable pots can sit directly under roof runoff. Tell us what was installed recently and point out irrigation controls, outdoor furniture and anything especially sensitive near the work area. We plan application and surrounding rinsing with those details in mind.
Careful chemical handling and water management are what support a plant-safe cleaning process. Products still need to be kept away from unintended surfaces and used appropriately. Before the visit, provide clear faucet access, close windows and move items we identify as needing relocation. Please also arrange for children and pets to remain away from active treatment areas.
Coordinate the visit around household routines
Share any appointment deadline early, along with entry procedures and parking restrictions that may affect the crew. A gated neighborhood, narrow driveway or planned delivery can change the working arrangement. We will confirm availability after reviewing the scope; a requested date is not a confirmed booking until we have agreed on it.

After service, keep the scope and any completion information with your home-maintenance records. Future cleaning should reflect the condition you actually observe rather than an assumed annual requirement for every property.
