Ocean air deserves a closer look
Homes near the beach can collect windblown salt and airborne residue on exposed surfaces. That coastal film is a different issue from the black biological streaks that develop on a roof. A roof may have both, so treating every mark as ordinary dirt can lead to the wrong cleaning plan. We ask which slopes look darkest, how close the property is to open coastal exposure, and whether the change appeared gradually or after a specific event.
Your landscaping and exterior finishes matter just as much as the roofline. Before work begins, point out ornamental beds, metal fixtures, painted trim and outdoor furnishings beneath the eaves. Those details help us organize application, rinsing and access around the whole property.
Black streaks on shingles and tile
Dark streaking on asphalt shingles is often associated with algae, although appearance alone cannot identify every stain. Roofs with lighter colors can make discoloration especially noticeable. Tile presents a different surface and profile, so its cleaning plan should reflect the particular material, finish and condition. A concrete barrel tile roof and an asphalt shingle roof should never be treated as interchangeable simply because both look dark.
Send photographs taken safely from the ground, including an overall view and the affected side. Tell us about leaks, loose tiles, recent repairs or a coating you know about. Cleaning can improve surface appearance; it does not replace missing granules, repair a failed underlayment or restore a damaged tile.
Gentle application with a deliberate rinse plan
Our roof-cleaning approach uses controlled soft-wash application instead of treating shingles like driveway concrete. We review the material and applicable manufacturer guidance before choosing the treatment. The goal is to address suitable organic staining without aggressive blasting or scrubbing. Roof access, wind conditions and nearby property determine how the work can be carried out responsibly.
On a coastal lot, spray direction needs attention because a breeze can shift while work is underway. We also discuss gutters, discharge points and anything below the roof edge. If the condition of the roof raises a repair question, that question needs resolving before cleaning proceeds. A clean-looking surface should never conceal an unresolved maintenance problem.
Landscape care begins before the first application
Plant protection is an active part of the job. We identify sensitive areas, plan water access, wet appropriate surrounding vegetation and rinse as needed during and after the work. The layout of beds, drainage and neighboring property influences the plan. Tell us about newly installed plants, edible gardens, ponds or delicate specimens so they receive specific consideration.
Plant-safe service depends on preparation and controlled handling; it does not mean concentrated cleaning products can be sprayed indiscriminately. Move portable planters when practical and leave access to outdoor faucets. We will discuss any additional precautions for your property before scheduling, rather than assuming one routine fits every coastal garden.

How soon staining returns depends on conditions, so we do not promise permanent results or prescribe an automatic cleaning interval for every home. Compare the same roof slopes from ground level as part of your normal property upkeep.
Before the appointment, close windows, clear the immediate work area and tell us about anyone who needs access during the visit. Afterward, ask about any areas that need further observation. If a stain has a different cause from the growth being treated, we will discuss that distinction rather than promising a uniform color that the original roof cannot provide.
