Why vinyl gets dirty in Florida
I first separate what is on the siding from what has happened to the siding. Green film, dark specks, loose yellow pollen, and orange irrigation marks are different clues. A stronger wash is not automatically the right response to all four.
Warm, damp conditions and sheltered walls favor biological buildup. A north-facing section behind shrubs may dry more slowly than the sunny front of the house. Pollen and airborne dirt can settle on either side. Irrigation can repeatedly wet a small area; iron-bearing water may leave rust-colored deposits that require a separate assessment.
I also check for fading, chalking, and brittle or loose panels. Washing can remove deposits, but it cannot reverse every change in an aging finish. Record existing problems before deciding what a clean result should look like.
What the manufacturers actually say
CertainTeed’s How to Clean Vinyl Siding guidance advises against power washing because it can cause moisture intrusion, damage, or discoloration. Water forced behind panels can create hidden dampness; washing the face of a wall should not wet the assembly behind it.
Polymeric Exteriors, formerly the Vinyl Siding Institute, gives more conditional advice: check the siding manufacturer before using a pressure washer and never direct the stream upward behind panels. Its guidance is not a blanket endorsement of high-pressure cleaning.
My homeowner recommendation is simple: leave aggressive blasting out of the plan. Identify the siding brand, read its care instructions, and choose a compatible low-pressure method.
A careful cleaning sequence
1. Inspect and prepare
Check panels, joints, windows, vents, and fixtures from the ground. Close windows and move portable belongings. Discuss leaks and damaged areas before introducing water. Keep people and pets away during treatment according to the cleaner’s label.
2. Protect the landscaping
Pre-wet nearby plants and soil, shield sensitive vegetation when appropriate, and manage runoff. Clorox’s outdoor-cleaning instructions include watering plants before work and again where runoff reaches them. Temporary covers need monitoring, particularly in Florida heat.
3. Choose and apply the cleaner gently
Ordinary soil may need mild detergent. For suitable vinyl with mildew, a correctly diluted sodium-hypochlorite treatment can be an option under the siding and cleaner instructions. Test an inconspicuous area first. There is no universal dilution for every bottle strength, finish, and stain.
Use low-pressure application with controlled coverage. PEPA recommends washing from the bottom upward to reduce streaking; do not replace that instruction with an automatic top-down application rule. Keep spray away from openings and never direct it upward under laps.
4. Allow the specified contact time
Work manageable sections and follow the product’s dwell instructions. Do not let the solution dry onto the siding. If the wall is too hot or the wind makes application difficult to control, change the timing instead of rushing.
5. Rinse and finish
Rinse gently from the top downward so residue moves off the cleaned wall. Post-rinse exposed landscaping and check for pooled solution. Inspect again when the siding dries; identify remaining marks before repeating treatment.
What not to do
Avoid high pressure, stiff abrasive brushes, and concentrated bleach straight from the bottle. PEPA specifically lists undiluted chlorine bleach among products to avoid. Scrubbing harder or increasing chemical strength can turn a removable stain into a damaged finish.
Never mix chlorine bleach with acids, vinegar, ammonia, or incompatible cleaners. Rust-removal products may contain acids, so they must not be combined with a chlorine treatment. Follow each label and keep chemical tasks separate.
Do not aim into vents or electrical fittings, and do not climb with a spraying tool to reach one last patch. Stop when safe access or the wall’s condition becomes uncertain.
DIY or professional cleaning?
A small, reachable patch on sound siding may suit a homeowner using the approved gentle method. The important questions are whether you can identify the material, protect the surroundings, and complete the work without unsafe access.
I would bring in a professional for elevated walls, extensive growth, sensitive landscaping, uncertain stains, or questionable panels. Ask how the siding will be cleaned and which surfaces are included. Equipment ownership alone does not establish a suitable method.

Ask what square footage means: wall area being cleaned, floor area used as a pricing proxy, or another basis. Compare written totals for the same scope. Height, access, preparation, condition, and minimum charges can matter as much as the advertised rate.
Protect the paperwork as well as the panels
Cleaning damage should not be assumed to qualify as a manufacturing defect. For example, CertainTeed’s CedarBoards warranty and care booklet excludes specified misuse, harmful-chemical damage, and failures unrelated to manufacturing defects. Other product warranties have their own terms.
Keep the product identification, photographs, and cleaning scope with your home records. When the proposed method conflicts with the care sheet, get clarification before work begins.
