20 pressure washing questions, answered

These are the twenty questions we hear on the phone every week — about pressure, safety, algae, plants, timing, and cost. Short, plain answers first; the linked guides go deeper when you want them.

Questions about the method

1. What is pressure washing, and how does it work? A high-pressure stream of water strips dirt, grime, and loose growth off hard surfaces. On durable surfaces it is the right tool; on soft or painted surfaces it is the wrong one.

2. What is the difference between pressure washing and soft washing? Pressure washing cleans with force (1,500–4,000 PSI). Soft washing cleans with a low-pressure mix — usually around garden-hose pressure — so the chemistry does the work. Hard concrete gets pressure; siding, roofs, and cages get soft wash.

3. Is power washing the same as pressure washing? In everyday use, yes. Some crews reserve “power washing” for heated water, but for a house exterior the terms mean the same job.

4. Can you pressure wash a roof? No — and we do not. High pressure strips the granules off shingles and can force water under the deck. Every roof we clean gets a low-pressure soft wash.

5. What PSI is safe for siding? For most siding the safe answer is “low” — a soft wash at low pressure, not a pressure tip at all. The method matters more than the number.

Questions about safety and damage

6. Will pressure washing damage my home? Not when the method matches the surface. The damage people see — etched stucco, stripped paint, water behind siding — comes from too much pressure in the wrong place.

7. Is it safe for my plants and pets? Yes, when the crew pre-wets the beds, covers anything delicate, and rinses afterwards. We do that as standard, and we talk through anything newly planted before we start.

8. Will it hurt my landscaping? Only if a crew sprays first and asks later. Ask any contractor how they protect plants — the answer tells you a lot.

9. Does pressure washing remove all stains? It removes dirt, algae, and most surface staining. Deep oil, rust, and long-set organic stains may lighten but not vanish. We tell you that up front instead of promising a miracle.

10. Will it bring mold and mildew back? The growth comes back eventually — it blows in on the wind. A soft wash that kills the growth at the root stays clean far longer than a rinse that only removes what you can see.

Questions about timing and prep

11. How often should I pressure wash my house? For most First Coast homes, once every 12 to 24 months. Shaded, tree-covered, north-facing walls need it sooner; full-sun exposures last longer.

12. How often should I clean the driveway? There is no fixed clock. Watch for the gray or green film in the shade, black tire marks, and a dark band along the lawn edge. Sunny driveways can go much longer than shaded ones.

13. When is the best time of year to clean? Spring and early summer clear the winter grime; fall clears pollen and mildew before the cooler months. We work year-round in Florida, weather permitting.

14. Do I need to be home? Usually not. We need access to the area and an outdoor spigot. Move fragile items off the surface the night before and keep pets inside during the visit. We can text photos when we are done.

15. What should I do to get ready? Move patio furniture, potted plants, and toys off the surfaces being cleaned, close the windows, and tell us about anything delicate or newly planted.

Questions about cost and booking

16. How much does pressure washing cost? It depends on the surface, the size, the condition, and access. We quote each property on its own — see the cost guides below for planning ranges, then send your address and photos for a written number.

17. Do you charge for estimates or travel? No. Estimates are free and written, and travel from our Orange Park base across Jacksonville, Ponte Vedra, and Nocatee is built into the number.

18. Can I bundle services? Yes — and it usually saves you. House, roof, driveway, and paver work in one visit is more efficient than booking them separately.

19. What if it rains on my scheduled day? We watch the forecast. If weather threatens the quality or safety of the job, we reschedule at no extra cost.

20. Do I need to worry about the wash water? We take care around storm drains and plant beds, and we handle rinse water with control. It is part of doing the job right, not an afterthought.

Questions this guide answers

What is the single most common question you get?+

“Will it damage anything?” That is why most of this page is about matching the method to the surface. Pressure on concrete is fine; pressure on siding and roofs is how damage happens.

Are power washing and pressure washing the same thing?+

In everyday use, yes. Some crews use “power washing” for heated water, but for a house exterior the two describe the same cleaning.

How much does pressure washing cost in Jacksonville?+

It depends on the surface, size, and condition. Our cost guides publish planning ranges by surface, and a written estimate for your property is free — just send the address and a few photos.

Do you pressure wash roofs?+

No. Every roof gets a low-pressure soft wash. High pressure strips shingle granules and can void a warranty.

How often should I have my house washed in Florida?+

Most First Coast homes are on a 12- to 24-month cycle. Shade, trees, and which way the wall faces move that number up or down.

Is the cleaning safe for my plants and pets?+

Yes, with standard care: pre-wet the beds, cover anything delicate, rinse after, and keep pets inside during the visit.

Do I have to be home during the cleaning?+

Rarely. We need access to the area and an outdoor spigot. We can send photos when the job is finished.

Do you offer free estimates?+

Yes — free and written, with travel across Jacksonville, Ponte Vedra, and Nocatee already included.
