2026 roof pricing
How much does roof cleaning cost in Jacksonville?
Roof-cleaning quotes depend on roof size, material, access and condition. Safe Touch uses soft washing for roofs. Send the address and photos for a written estimate; the planning ranges below are not a bid.

Quick answer for 2026
Soft-wash roof cleaning on the First Coast usually prices at $0.30–$0.75 per square foot of roof. A typical 1,500–2,000 square foot shingle roof lands around $375–$1,200. Barrel tile in Nocatee, Ponte Vedra, and Sawgrass sits at the high end. A modest one-story shingle in Arlington or Orange Park sits lower.
Safe Touch quotes from the address and photos, then walks the property. The job builder on the homepage is a planning range, not a bid. Call (904) 434-1108.
For context: a full roof replacement runs $8 to $12 per square foot. Cleaning at forty cents a foot is the cheapest insurance your roof will ever get.
Roof cleaning cost by size
Small roof (under 1,500 sq ft): often $375–$900. Per-foot rates sit higher because setup, ladders, and plant protection do not shrink with the roof.
Medium roof (1,500–2,500 sq ft): typically $600–$1,200. This is most Jacksonville and Ponte Vedra houses.
Large roof (2,500–4,000 sq ft): typically $900–$1,800. Two-story access and complex lines push it up.
Oversized, steep, or multi-wing tile: priced as a project. The mix, the dwell, and the rinse take time. We will not guess a cheap number from the street.
Shingle, tile, and metal
Asphalt shingle: usually $0.35–$0.58 per square foot. The algae that makes black streaks (Gloeocapsa magma) lives in the granules. Soft wash kills it. Pressure strips those granules and can void a warranty.
Barrel and flat tile: usually $0.45–$0.72 per square foot. Nocatee, Ponte Vedra Beach, and Sawgrass tile is a regular route. Color comes back without a pressure scar.
Metal: usually $0.28–$0.50 per square foot. Metal can take a more mechanical rinse, but we still treat it as chemistry first. Angi reviews on our listing describe metal roofs that looked new when the house came with them.
What moves the number
Stories. A two-story roof adds roughly 15–30 percent for access, not because the algae is different.
Pitch and wings. Steep, cut-up roofs take more time than a simple ranch.
Algae load. A roof that has never been washed costs more than a maintenance wash two years later.
Plants and cages. What sits under the drip line has to be covered and rinsed. That is part of the job, not an extra after we have soaked the beds.
Bundling. House wash plus roof plus driveway is how most First Coast tickets are built. The roof is rarely cheaper as a one-off once we are already on site — but the elevation looks finished.
Why a $199 roof is not a deal
If a Jacksonville bid for a full roof is under about $200, they are almost certainly using a pressure tip. High pressure on shingle and tile is how you buy a callback, a leak, or a denied warranty. Soft wash uses a roof-specific mix at garden-hose pressure. You are paying for the chemistry, the dwell, and the care — not for blasting streaks into the gutter.
We do not pressure wash roofs in Jacksonville, Ponte Vedra, Nocatee, or anywhere else on this coast.
How to get an accurate quote
The fastest path: text photos of every roof slope to (904) 434-1108, with the address. We pull the square footage, look at pitch and access on satellite, and give you a written number — usually the same day. No site visit needed for most single-family homes in Orange Park, Fleming Island, or Southside.
Gated communities in Nocatee and Sawgrass are fine — just mention the gate. Ocean-side homes in Ponte Vedra Beach sometimes need a look at the access before we commit to a number, and we will say so up front if yours is one.
How long it lasts and when to do it
A proper soft wash kills the growth, so a First Coast roof typically stays clean 18 to 36 months. Shady lots in Mandarin and Ortega sit toward 18. Full-sun Nocatee roofs lean toward 36. If someone quotes you a roof wash that 'only lasts a season,' they rinsed the stain instead of killing the organism.
HOA letters usually arrive in spring. If yours just landed, send it with your photos — we quote the elevation (roof plus the wall they photographed) so the notice closes in one visit instead of two.
Ponte Vedra, Nocatee, and Jacksonville
The method does not change by zip code. The roof does. Ocean-side Ponte Vedra and Sawgrass tile, Nocatee builder tile, Mandarin oak shade, and Southside HOA shingle are four different jobs. Travel from Orange Park is in the number. There is no surprise trip charge for Jacksonville.
For the method itself — algae, warranties, and why we never use a pressure tip — read the roof cleaning guide. This page is the cost.
